I performed a comprehensive maintenance check on the AC components of a gas furnace. The system achieved a delta T of 20 degrees, indicating optimal performance. The air filter was inspected and found to be in good condition, so no replacement was necessary. Voltage and amperage readings were within acceptable ranges. The interior of the furnace was thoroughly cleaned, and the heat exchanger was examined using a scope and smoke test, confirming it was in good condition. A field supervisor also verified this assessment. The blower passed the tissue test, ensuring proper airflow. The outdoor unit was tested in cooling mode. As a communicating system, it displayed no error codes. However, the voltage enhancement system was found to be out of range, with a current reading of 26mfd instead of the rated 45mfd. The coil was inspected and deemed in good condition, so no cleaning was required at this time. Additionally, a gas leak search is scheduled for August. The homeowner requested a gold

Upon arrival, the air conditioning was operational but the thermostat was not satisfied and the system was running continuously. I inspected the duct and air handler insulation, which was found to be in good condition. The temperature difference (delta t) was 18°, within manufacturer specifications. However, the outside condenser coil was heavily impacted with debris, requiring extensive cleaning for an accurate refrigerant and system diagnosis. The customer should contact Royal Plus before proceeding.

Upon arrival, I found the outdoor unit nonoperational despite the thermostat being set at 72°F, with the actual temperature reading 77°F. The system displayed a 04 error code, indicating the thermal limit switch was open. I checked the refrigerant circulation system, which read.8C at 2.8 S R 3.00 at the terminal pins. The voltage storage device passed the test with 45/5 actual 44/4.9mf. The voltage enhancement device also passed, and the voltage monitor showed 251v incoming and outgoing, with the power passing device at 250v. I let the cool water run on the compressor for about 20-30 minutes, but the thermal overload remained open. I then shut off the unit at the thermostat and the voltage monitor breaker. Before making any adjustments or further testing, I spoke with Mr. Moon, who requested that the unit remain off until the morning of 07/1/26.

I adjusted the charge pressures, reducing them from 477/155 to 430/129. The living room temperature, which previously never dropped below 80 degrees, is now at 76.5 degrees. The client reported satisfaction with the improvement. I monitored the system to ensure it maintained the new settings. Additionally, I contacted tech support for further guidance but did not receive a callback. I will continue to observe the system's performance as temperatures rise this week.

I successfully replaced the mini blue condensate pump and installed a non-return valve (NRV) at the pump's outlet. Additionally, I replaced all 1/4" vinyl tubing measuring 2 feet, as the old tubing was obstructed with debris. After completing the installation, I cycled the condensate pump to ensure it operates correctly and does not leak during normal functioning. The next steps involve ordering the necessary filters and door assembly for the unit to complete the maintenance process.

I completed a return visit to replace the UV-C bulbs in the water safety system. The old UV light and oxidation lamp were removed and new UV-C replacement bulbs were installed. After the replacement, I thoroughly tested the water safety system and the water removal system, ensuring there were no faults or error codes. Both systems passed the tests and are currently running in AC mode without any issues. Additionally, I performed a duct cleaning inspection and provided estimates for any necessary services. The systems are functioning optimally, and no further issues were detected during the follow-up tests.

Upon arrival, I assessed the customer's air conditioning unit, which had stopped running. After a thorough inspection, I discovered the system was locked out, likely due to a brief power outage. I reset the system, verified amp readings, and inspected all start components, finding no issues. I cycled the system, monitored the Delta T, and confirmed it was operating correctly. Upon arrival, I performed a comprehensive rejuvenation of the AC system. The temperature was set to 70°F and maintained at 70°F. I meticulously cleaned the condenser and evaporator coils. All voltages, distributors, and amps were checked, ensuring the condenser fan motor, blower, and compressor operated within manufacturer specifications. The system is now running optimally with a 18°F DeltaT, 52°F supply, 70°F return, and an outside ambient of 87°F. I recommend using a MERV 5 or lower filter due to the use of two filters. Additionally, I quoted for duct cleaning and a new condensate pump.

Upon arrival, I discovered that the ignition plug was disconnected. After reconnecting the plug, the boiler resumed functioning properly. Next, I inspected the air conditioning system and found that the wet switch was not wet but was tripped and refused to reset. To resolve this issue, I will return with a replacement float switch for the drain pan. This will ensure the system operates correctly and prevent future malfunctions. The boiler is now operational, and the AC system will be fully functional once the replacement part is installed.

I conducted a thorough cleaning and inspection of the air conditioning system, focusing on both indoor and outdoor units. The evaporator and condenser coils, along with the unit cabinets, were cleaned to ensure optimal airflow and efficiency. All electrical connections were inspected for security and integrity. Upon arrival, the system was found to be off. I began by evaluating the condensate pump, ensuring it was in proper working condition before turning the AC on. The top of the condensate pump was separated from the base, causing water to spill onto the floor. I repositioned the pump to secure it properly and activated the AC system. I monitored the system running continuously for over an hour, confirming there were no leaks and that the condensate pump was operating normally. However, the pump eventually stopped functioning, indicating a need for a new pump assembly. The AC system itself is running normally but requires an extensive cleaning. The unit is located 10 feet up, necessitating the use of a ladder for servicing. This commercial cleaning estimate includes a thorough depth of cleaning.

I recently completed a comprehensive service on a high-efficiency furnace and air conditioning system. The furnace, a bronze model, was meticulously inspected for any signs of wear or damage. I cleaned and adjusted the burners, checked the heat exchanger for optimal performance, and ensured the blower motor was running smoothly. The air conditioning unit was equally prioritized; I cleaned the coils, checked the refrigerant levels, and inspected the condenser for any obstructions. Additionally, I tested the thermostat functionality and calibrated it for precise temperature control. Both systems were thoroughly tested to ensure they operated efficiently and safely.

Upon arrival, the AC was turned off due to a loud tapping noise. After reviewing a video, I inspected the compressor, voltage distributor, contactor, and refrigerant charge, all of which met manufacturer specifications. However, the condenser coil was heavily soiled, having not been cleaned in four years. I recommended a maintenance Gold Club service for $239, which includes thorough cleaning and rechecking of the condenser coils. The compressor amps were high during operation, indicating the need for immediate attention to ensure efficient performance.

Upon arrival, I tested the carbon monoxide and gas detector, which was beeping persistently. The detector alarmingly indicated a gas level of 221 ppm, a highly dangerous concentration. I informed the customer of the immediate risk and advised them to evacuate the premises and call emergency services. The fire department and gas company arrived and conducted thorough inspections but found no gas leaks. The faulty detector was identified as the source of the false alarm and will be replaced. I will provide a detailed quote for the replacement on Monday.

Upon arrival, the air conditioning system was operational, but the thermostat was not meeting the desired temperature settings. The homeowner was informed that only one zone could function at a time. To resolve this, both thermostats needed to be set identically, either to cooling or heating, and not in auto mode. If one thermostat sends a heat signal while the other sends a cooling signal, the most recent call would activate, shutting down the other zone to prevent both from running simultaneously. Further inspection revealed dirty exhaust removal media between the coils. I cleaned the condenser coils with a light cleaner and rinsed them. After cleaning, I evaluated the system and found it to be low on refrigerant, causing freezing. I conducted a leak search and detected a refrigerant leak at the service valves. I cleaned the valves, replaced the Schrader valves, and retested. I added 1.5 pounds of 410a refrigerant. If the system leaks again, it will require evacuation and nitrogen te

I performed a diagnostic service for a no air conditioning issue. Upon arrival, the thermostat was set to 70°F while the indoor temperature was 77.3°F. The system was calling for cooling with the fan on Auto. Initial checks confirmed a proper 24-volt cooling call. Indoor unit components were operating normally. The outdoor unit inspection revealed a failed high-voltage safety disconnect with a burnt Line 2 connection. The damaged conductor was cut back, treated, and re-terminated. The voltage enhancement system and storage device were replaced. After repairs, the system operated without faults, achieving a 19°F temperature split and confirming normal operation.
