I installed a new wall controller and configured the furnace and air conditioning systems. I verified proper operation in both heating and cooling modes, then programmed the desired schedule into the controller. I reviewed the controller's operation, settings, and features with the customer to ensure they understood how to use the system. Additionally, I installed new crawlspace light bulbs provided by the customer and confirmed they were working correctly. The system was tested and found to be operating properly at the completion of service. Task Code: HH6A – Comfort Control System Rejuvenation. Warranty: 30-Day Warranty on Repair.
We performed a comprehensive Gold Club maintenance on five mini split heads and one S series outdoor unit, all operating in cooling mode. Filters were removed, cleaned, and reinstalled. The outdoor unit was thoroughly cleaned of leaves, cobwebs, and debris. A UO code related to refrigerant and airflow was identified, addressed by cleaning the outdoor coil and resetting the system. After running the unit for over 20 minutes, the code did not reappear.
I conducted a thorough maintenance check on the AC components of an oil furnace. The Delta T initially measured at 15 degrees, increasing to 20 degrees after 30 minutes of operation. Despite this, the air filter remained in good condition, so I noted today's date and marked it as "checked." Voltages and amps within the air handler were within acceptable ranges. The interior of the air handler was cleaned, and the condensate line was cleared of debris. I also recommended installing a small pan treatment in the indoor coil drain pan. The outdoor unit operated in cooling mode, showing no error codes. The electrical panel was cleared of cobwebs and insects, and the outdoor coil was cleaned with water. Additionally, I discussed the possibility of replacing the UV lamp with the homeowner.
1.2 ohms, R to S: 3.0 ohms, and S to C: 1.8 ohms. The Rated Load Amps (RLA) were 7.0 amps, below the factory specification of 12.8 amps, and the Locked Rotor Amps (LRA) were 57.6 amps, slightly below the 64.0 amps specification. The Exhaust Removal System operated at 0.85 amps, under the 1.1 amps specification. Electrical readings showed 235 volts and 20 ohms resistance. The voltage enhancement system was 39/4.9 MFD, close to the 40/5 MFD specification. Performance and airflow evaluations confirmed the system is operating within expected parameters.
Job WO-TNFR674949 involved addressing a clogged primary drain pan in the attic, which was causing water to leak through the ductwork and drip from the ceiling. Approximately 10 gallons of water were removed from the pan. The drain lines were cleared, and the insulation was dried as much as possible. The customer was enrolled in a club membership, and a cleaning appointment will be scheduled. Rodent presence was noted, and pest control is recommended.
I conducted a scheduled maintenance check on the system, thoroughly inspecting both indoor and outdoor units, which were found to be in excellent condition and operating as intended. During the visit, I identified an issue with the main living room supply vent. After evaluating airflow and distribution, I discovered potential concerns that may affect performance and comfort. These issues were discussed with the customer, and further attention is needed to restore optimal airflow and distribution.
I completed a comprehensive rejuvenation of an AC system for a client, which included two fan coil units and one mini split head in the kitchen. I changed the filters on both fan coil units and inspected the condensate pumps for any clogs, ensuring they were functioning properly. Upon thorough examination, all units were found to be in clean condition with no immediate concerns. The client expressed interest in installing a thermostat or room sensor to help balance the temperatures throughout the house, a matter I will follow up on shortly.

Basement Furnace cleaning: heat rise was 49. Air filter system was clean and recently changed out by customer. Air movement system was dirty so I cleaned off with wipes as best as I could. All wiring was clean and secure. Flame sensor system was clean and clear of all debris. Flame gateway system was clean and clear of all debris. Cleaned off inside and outside of indoor unit. System was up and running at normal operation at the end of the visit.
Arrived when expected. Quickly diagnosed trouble and offered alternatives to repair or replace. Was able to repair unit the same day.
